Everyone has the right to peacefully enjoy their home and feel safe in their neighbourhood.

We take reports of anti-social behaviour very seriously and have a specialised team who investigate each case that is reported to us.

 

Outcomes from previous anti-social behaviour cases

Case study

Issue

A resident in a block of apartments had lost control of her tenancy due to her large family and resulting behaviour when visiting.

Impact

A number of complaints came from other residents. The apartment block was becoming dishevelled with litter and damage to communal areas, resulting in a number of long standing empty properties.

What we did

We created a full action plan for the apartment block, which involved working with the resident and her family. A number of warnings were issues due to behaviour, and discussions were held in relation to potential legal actions.

Result

The resident voluntarily terminated her tenancy and she felt it was no longer sustainable, and agreed the family's behaviour was increasing. She has now secured a property which is more suitable for her needs.

Case study

Issue

A resident was suspected of drug dealing from their property.

Impact

Other residents in the street were beocming concerned of the behaviour, and were disillusioned with their own properties.

What we did

We worked in partnership with Merseyside Police which resulted in a warrant being executed at the property.

Result

The residents understand that we take reports of this nature seriously, and that we are able to use contacts and partnership working to resolve situations.

Case study 

Issue

A resident was behaving inappropriately by making inappropriate remarks towards another resident in a low rise apartment block. No residents felt they were able to provide evidence as they were afraid of the perpetrator.

Impact

Residents were afraid, and they wanted to move out of the apartment block.

What we did

We drew up an ABC for the residents, to try and liaise with them and address the behaviour. When this did not work, we employed a professional witness to attend the property and witness the behaviour, who was then able to provide statements.

Result

The perpetrator terminated their tenancy and immediately handed in their keys, which saved court costs.

Case study Police auctioning a closure on a property - ASB

Issue

A resident had lost control of their tenancy, the property was being used for criminal activity in the form of drug use and prostitution. The resident failed to engage with housing, would not allow access to the property, or meet with anyone from Regenda.

Impact

Neighbouring residents were terrified and wanted to move out of the area. They were too scared to make named statements, and were threatened on a number of occasions.

What we did

We liaised with the police to support them in auctioning a close order on the property.

Result

A full closure order was obtained, allowing for mandatory possession of the property. 

Case study 

Issue

A police report that a resident had stabbed a visitor.

Impact

Other residents witnessed the incident, and were terrified of the perpetrator.

What we did

We liaised with the police for information.

Result

The resident terminated their tenancy, and agreed to move from the area pending their charges. The other residents feel safe again. 

Case study 

Issue

A resident was behaving inappropriately, and was being verbally aggressive and intimidating towards staff and other residents.

Impact

Multiple phone calls were made, residents and staff were upset.

What we did

We warned the resident that he was breaching his terms of conditions, and if his behaviour continued, we would liaise with the police.

Result

A Breach of Civil Injunction was enforced, the resident was arrested.

Case study 

Issue

Physical violence towards an owner occupier by a visitor of one of our residents.

Impact

Residents and owners were fearful for their safety. The disturbance was affecting the quiet enjoyment of their home.

What we did

We issued a without notice injunction.

Result

No further complaints were reported. The residents now feel safer in their homes.

Case study 

Issue

A property was being used for the manufacturing of drugs. Residents were being harassed by visitors to the property.

Impact

Residents were fearful for their safety. Multiple police call outs were made. 

What we did

We adopted a multi-agency approach, working with CID, social services, child protection, psychiatrists and housing options. We worked out the best course of action going forward, and kept the residents informed of our actions.

Result

The perpetrator has agreed to terminate their tenancy. A Section 21 has been issued, in case they do not leave the property.
