Westview estate

Regenda Homes carried out an assessment of properties which have been affected by damp and condensation, to determine what action is required to bring the properties up to a decent standard. As a result of the assessment, we have had to make the difficult decision to demolish some homes on the Westview estate, where we have been unable to find a viable solution for these issues.

The cause of the problem was poor condition of the ageing wall fill and brickwork. These properties are in a worse condition than others, and are not of a good enough standard to carry out external wall insulation.

Our dedicated Housing Officer has individually spoken to every resident and has supported them to find a new home.

Residents have been offered compensation for the loss of their home.

Owner occupiers

We are doing all we can to support everyone during this time. We have individually spoken to every owner occupier to discuss the works and answer any questions they may have. We will look to buy any properties if they wish to move.

We have instructed Bradley Demolition to carry out demolition work to properties on the Westview estate.

The demolition project will be split into two phases, subject to change.

Phase one will take place November 2017 – January 2018

  • Crake Avenue
  • Rede Avenue

Phase two will take place January – March 2018

  • Rede Avenue
  • Crake Avenue
  • Martindale Avenue
  • Duddon Avenue

In total 112 properties will be demolished.

We will be holding an open event for residents who wish to find out more at Westview Community Centre, 2 Eden Avenue, FY7 8DH from 10am to 2pm on Monday 19 November.

On the day there will be representatives from Regenda Homes and Bradley Demolition.

Future plans

At the moment, there are no plans for the land. We will be working with the community to decide what to do in the future.

Keeping you informed

We will be speaking to residents and owner occupiers throughout the process. If you have any questions, please contact us and ask to speak to the Lancashire team.

External wall insulation

Regenda Homes will be carrying out an external wall insulation (EWI) programme to other homes on the Westview estate.

Regenda Homes carried out an assessment of properties to determine what action is required to bring them up to a decent standard. Homes have been given a priority level, depending on urgency. Most properties in Westview have been given a level one priority. This means that work is due to take place over the next five years.

Other properties have been given a level two or three priority. This means that work is not due to start for at least five to ten years.

We have contacted residents directly who will be having EWI work done by 2018/19. If you have not received a letter from us, we will provide details of your work schedule nearer the time.

What is EWI?

EWI involves fixing a layer of insulation material to the outside of homes, which is then covered with a reinforcing special type of render.

There are many benefits of EWI for residents. It will -

  • Save money on heating bills
  • Reduce heat loss through walls
  • Improve energy efficiency
  • Reduce condensation and damp
  • Reduce noise levels
  • Improve the external appearance of homes
  • Improve the appearance of neighbourhoods.

These works have to be carried out to make sure your home remains weather resistant and warm.

Keeping you informed

Once EWI work is scheduled to begin at Westview, we will be holding information events and drop-in sessions throughout the process. This will show you what the insulation product will look like and how this will benefit you and your home.

We will provide details about this nearer the time.
