We want your home to be safe and secure. If you have repairs that haven’t been done, or you think there might be damp or mould, please tell us as soon as you can. We will check your home and carry out any repairs needed.

 

Thinking about making a disrepair claim?

Some residents have made disrepair claims against Regenda. You have the right to do this. But before you speak to a claims company, we ask that you talk to us first.

We will always fix any problems in your home. Speaking to us directly can often be quicker and easier than going through a claims company.

What are claims management companies?

Claims management companies help people make legal claims about poor housing conditions. If you use one, you’ll be asked to sign a legal agreement. You might also need to go to court and speak about your case.

Some companies say “no win, no fee,” but they may still take money from any compensation you get to cover legal costs. Others charge you a fee to act for you.

Before signing anything, make sure you read the agreement carefully so you understand what you’re agreeing to.

I have signed an agreement – what happens next?

Once you’ve signed with a claims company, they will ask a solicitor to act for you. The solicitor will then contact Regenda to start the claim.

Some claims can take a long time to sort out, sometimes even years. You might need to go to court and speak about your case.

We will always defend claims that we believe are not fair or true.

You may be told not to let us into your home to carry out repairs. This goes against your tenancy agreement. If we’re not allowed in, we may take legal steps to get access. If this happens, we may charge you for the cost.

 

I've signed an agreement but changed my mind – what can I do?

If you’ve signed an agreement and started a claim, you might be charged a fee to stop the process.

What are the risks of making a claim?

Making a claim can affect your money. Some companies ask you to pay a fee before they start. You might also have to pay court costs.

Always read the small print carefully so you understand what you’re agreeing to and what it might cost you.

Alternatives to making a disrepair claim

If you are not satisfied with the condition of your home, there are a number of options available that do not present a risk to you or your finances. These include:

• Making a formal complaint, which will be dealt with through our complaints process

• If you are still dissatisfied, you can escalate your complaint to the Housing Ombudsman

Any repairs required will always be carried out and you may be entitled to compensation.
