Permission for home improvements and alterations

We hope you’re happy in your home. But if you want to make changes, there are some rules you need to follow.

You must get our written permission before making any changes to the structure or fittings in your home. You cannot make any changes in the first 12 months of your tenancy. This is in your tenancy agreement.

We’ll only say no if there’s a serious reason, like if the work is unsafe, could damage the building, or lower the value of the property.

You must ask for permission before doing things like:

  • Putting up wall units or changing your kitchen or bathroom
  • Decorating the outside of your home
  • Changing outside walls, garden walls, or adding an extension
  • Laying a patio or creating off-road parking
  • Putting up a TV aerial or satellite dish
  • Installing or changing central heating
  • Knocking down walls or changing the layout of your home
  • Plastering or changing internal walls
  • Adding insulation to lofts or walls
  • Replacing outside doors or windows
  • Installing an intruder alarm
  • Laying laminate flooring
  • Putting up a shed (even in shared gardens)

If you make changes without permission, you’ll be breaking your tenancy agreement. We may ask you to undo the work. If you don’t, we might do it ourselves and charge you for the cost.

How to request permission to make changes to your home

Or, you can contact us  in writing—by letter, or email —and tell us clearly what changes you want to make.

We’ll reply in writing within 21 days.

Depending on what you’re asking for, we might need to:

  • Talk to you about your request
  • Send a surveyor to look at your home before we say yes
  • Check any major changes after they’ve been done
