We try our best to use of available housing, giving the right homes to the people who need them most. We follow a clear process on how we allocate our homes.

How do we decide who lives in our homes?
Depending on the area you live in, there are different processes we have to follow when we are deciding who lives in which homes. These include:
-
Choice Based Lettings (CBL) - Choice Based Lettings is a scheme run by the local councils where you can choose specific properties to apply for.
-
Regenda w aiting l ist: For some local areas, we take applications. F or these homes, you will have to complete an application form.
-
Council l ist: Apply through your local council.
-
Nominations: Sometimes councils send us names of people who need homes.
If you’d like more information about this, you can read our full Allocations Policy, here. (This link will open in a new window.)
There are a few of our homes that have a different Lettings Policy than the others, you can view these, here:

Who can apply for a Regenda home?
You must be 18 or older (or have a guarantor if you're under 18). We check:
-
If you really need a home
-
If you can afford the rent
-
If you’re allowed to rent in the UK
-
If you’ve behaved well in past homes
-
We might ask for ID, proof of income, and other documents.
What size home will I get?
We match homes to your family size. For example:
-
One person = one bedroom
-
Two children under 10 = one bedroom
-
Children over 10 and different genders = two bedrooms.
We try to make sure homes are the right size, but sometimes we understand that there are exceptions.
Will you say no to my application?
We always try our best to give homes to the right people. There are a few reasons why we might say no to you, such as:
-
You don’t need a home urgently
-
You have enough money to rent or buy privately
-
You’ve caused serious problems before (like bad behaviour or damage.)
If you lie or leave out information on your application, this is Tenancy Fraud and might result in your application being refused. Find out more about Tenancy Fraud, here. (This link will open in a new window.)
I’ve been offered a home - What happens next?
If we offer you a home:
-
You’ll get to see it
-
You’ll have 48 hours to decide
-
If you say yes, you’ll sign a tenancy and get your keys!
We offer different types of tenancies, and you may need to pay up to 2 weeks’ rent in advance.
Our Lettings Policies
We have policies in place that guide us on who lives in which of our Regenda homes.
