Tenant Satisfaction Measures 

In this year’s annual report, we included our performance against the newly introduced Tenant Satisfaction Measures (TSMs) 

What are TSMs? 

The Regulator of Social Housing has created a new system for assessing how well social housing landlords in England are doing at providing good quality homes and services. They have introduced a set of tenant satisfaction measures (TSMs) that social housing landlords must report on. You will be able to use these measures to understand how well your landlord is performing.  

What do the TSMs look at? 

There are 22 tenant satisfaction measures in total - 12 tenant perception measures and 10 management information measures. The look satisfaction with services such as repairs, complaints and anti-social behaviour. 

When do housing associations have to report on TSMs? 

In April 2023, it became mandatory for all housing associations to start carrying out TSM satisfaction surveys. Associations will be expected to start publishing their results in April 2024.  

We started to carry out TSM satisfaction surveys in October 2022. We shared our results from October 2022 to March 2023 in this year’s annual report and have included our results here.  

It’s important to note that we aren’t able to compare our performance with other housing associations just yet. These results merely provide a snapshot of our performance against the TSM’s over six months from October 2022 to March 2023.
