How to exchange your home with someone else

If you want to move home, you may be able to swap with a tenant of a housing association, whether they are a Regenda Homes tenant or the tenant of another housing association. This is known as a mutual exchange.

Things to consider before applying for a Mutual Exchange

We recommend considering the following before completing your application:

Is property suitable for your needs?
Would there be under-occupation or overcrowding in the home? Check if the property specially adapted or if there an age restriction on the building (some schemes may be for people aged 55 or over, etc).

Think about the type of tenancy
When you exchange your home, you take on all the rights and responsibilities of the new tenancy type. If you are unsure about which type of tenancy agreement you have or have any questions on the type of tenancy you will have if you exchange, please contact us.

Consider the condition of the property
Before you complete your application form, make sure you’ve seen the inside of the property you want to move to. This should include checking the condition of the kitchen cupboards, the loft or roof-space (if applicable) and the condition of the garden. It’s important to note that we will not decorate either property and you will be responsible for all costs associated with moving.

You will accept the property as seen and any improvements carried out by the previous occupiers or rubbish/items left in the property will become your responsibility.

You should also visit the road at different times of the say and week so you can see what the area is like.

Fill in the application online

This form asks for information about you and your household.

Please ensure that both you and your exchange partner complete an online application form. 

The mutual exchange form will only be accepted after checks have been made to ensure both parties meet our eligibility criteria. If you are an Assured Shorthold Tenant, you will not be eligible to exchange your tenancy.

Please note:  If the mutual exchange is a circle involving more than 2 addresses, all parties will need to complete the online applications and will also need to email us via info@regenda.org.uk or message on the portal quoting the addresses involved in the mutual exchange circle.

What happens next?

We will make a decision on your application within 42 days from the date we receive both application forms.  

When we receive both application forms, we will:

  • Ensure that we have all relevant information
  • Check that both parties are eligible to exchange
  • Complete an inspection of your home
  • Ask for references if the person you are exchanging with is not a Regenda Homes tenant
  • Complete a gas and electric safety check to your home
