Repairs service update

We’re continuing to see a large number of repairs reported to us, with an average of 800 repairs raised each week. The number of emergency repairs being reported has also increased over the past three months.

When you report a repair to us, we will attend a first appointment within 60 days. At the moment, 81% of repairs are completed on the first visit. If we need to come back to carry out additional work, this can take a further 60 days.

If we identify that major works are required, this will take up to 120 days for us to carry out.

If you are not home when we attend your appointment, it may be cancelled, and you will have to contact us to raise the job again.

If you have reported damp to your home, we will leave a calling card, and ask you to contact us to arrange a new appointment as soon as possible.

We’ll continue to respond to any emergencies within 4 hours, whenever they’re reported.

Did you know…

Some repairs are your responsibility to carry out. This includes small things like replacing fuses, plugs and light bulbs, resetting trip switches, unblocking toilets, sinks and baths, fixing broken toilet seats and patching minor cracks to plastering on walls and ceilings.

Flagging

We will carry out flagging repairs to ensure that there are no health and safety risks.

This includes trip hazards where a flag has risen or sunk by at least 25mm (a £1 coin). If M&Y Maintenance and Construction believe further works are required, these will be referred to our Asset Management Team. If there is a suitable alternative route within reasonable distance, the damaged flags will be completely removed, and the area will be made safe.
 

Fencing

We’ll carry out minor repairs to make sure your fence is safe. In some cases, this may mean removing your fence altogether and not replacing it.

If further works are required or your fence needs replacing, a referral will be made to our Asset Management Team to assess. This assessment will be made within 10 working days and a member of the team will contact you with a decision.

If you have an emergency repair, such as a total loss of heating or power or an uncontainable water leak, please call us on 0344 736 0066. Phone lines are open 24 hours a day, 365 days a year and we will attend all emergency repairs within 4 hours of being reported.
