We carefully assess every application against clear criteria. When we offer a home to someone, it’s because their circumstances match the guides we follow, not by chance or personal connections.

Myth: Regenda picks tenants at random

The truth: Every decision follows clear rules. We look at housing need and property suitability.

Myth: If you apply, you’ll get a home straight away

The truth: There is high demand, so we prioritise based on needs, using banding:

Category A – Urgent cases like homelessness, domestic abuse, severe overcrowding, or serious health needs

Category B – Other housing needs, like overcrowding, living with family, or needing to move for work.

Myth: It’s first come, first served

The truth: Our decision is based on priority. We check who has the greatest need and who’s been waiting longest in their band

Myth: Regenda ignores local councils

The truth: We work closely with Local Authorities. In many areas, homes are allocated through Choice-Based Lettings schemes or nominations, which means councils send us applicants from their housing register.

 

The checks we do before we offer a home

Before offering a home, we carry out several important checks.

Right to rent

First, we confirm the Right to Rent, ensuring the applicant is legally eligible to rent a property in the UK.

Affordability

We then assess affordability to make sure the tenancy will be sustainable and the resident can manage the costs involved.

References and Background checks

We complete references and background checks to verify information and maintain safe communities.
