Regenda Group bringing 304 new homes to Liverpool
We are delighted that planning approval has been granted for the redevelopment of Grove Street, Liverpool.
Regenda Homes currently manages 144 social rent properties on the site. These will be replaced with 304 high quality, affordable homes and two commercial units, with all 144 social rent properties replaced. All existing residents have the choice to move back to Grove Street, once new social rent homes are completed.
Martin Davies, Director of Development for The Regenda Group, said: “After extensive public consultation, I am delighted that Liverpool Council have granted planning approval for the regeneration of Grove Street. This development will bring beautiful new homes to the area close to Liverpool University, the Women’s Hospital and the Knowledge Quarter, and is a great example of placemaking, with a range of tenures to suit local need.”
In addition to 144 social rent homes, other tenure types include homes for affordable rent, private rent, outright sale and Rent to Buy. Rent to Buy is a government backed initiative that makes getting onto the property ladder easier, allowing people to save for a deposit while living in a beautiful new build home.

New homes will comprise one-, two- and three-bedroom apartments and three- and five-bedroom houses. The development will introduce new green space to the area, with extensive cycle storage throughout the scheme. Some blocks will have living roofs that will naturally insulate buildings, reducing Greenhouse gas emissions and providing a habitat for insects and birds. Heating and hot water will be provided by renewable energy sources, using air source heat pumps and solar panels. Electric vehicle charging points will also be included.
Michael O’Connell, Director of Landscape Architects BCA landscape, said: “With 74 retained and 100 new trees, new planting of wildlife friendly species, green roofs and bird, bat, bug and hedgehog homes, the new development at Grove Street will be a very green place to live. We have also included amenity and play space, with public pocket parks and improved public realm at the heart of the development.”
We anticipate that work will start over the summer, with the final phase completed by mid-2026. The Grove Street redevelopment has been designed by shedkm and Metropolitan Workshop architects.

Social and affordable rent homes will let by Regenda Homes with private rent properties, Rent to Buy and outright sale properties let and sold through Redwing. The development will be built by M&Y Maintenance and Construction. All are part of The Regenda Group.
